RyMark Homes Blog
If you’re planning to build a new home in Rochester, Minnesota, the neighborhood you choose matters almost as much as the floor plan. Lot size, tree cover, walkout potential, and drive time into town all shape what kind of home you can build and how you’ll live in it day to day.
RyMark builds across several of southwest Rochester’s most sought-after developments, and each one has its own personality. All of our communities sit approximately 15 minutes or less from downtown Rochester or Mayo Clinic, so proximity isn’t something you have to trade away no matter which neighborhood you land on. Below is a look at the communities we build in most often, so you can figure out which one actually fits your life before you fall in love with a floor plan.
Scenic Oaks West
Location: Southwest Rochester, adjacent to Willow Creek Golf Course
Lot types: Wooded and open lots, walkout, egress, and flat homesites
Home types: Single-family homes and maintenance-free villas
Commute: About 8 minutes from downtown Rochester, putting Mayo Clinic within easy reach
Scenic Oaks West is part of a roughly 200-acre city park system with about four miles of natural walking trails right next to Willow Creek Golf Course. That combination of rolling countryside views, wooded privacy, and quick access to Rochester’s west-side retail corridor (Shoppes on Maine, Fleet Farm, Target, and a run of restaurants) is what makes this neighborhood pull such a wide range of buyers.
What sets Scenic Oaks West apart from a lot of new construction options is flexibility. You can pick a fully wooded lot if you want privacy and mature tree cover, or an open lot if you want long sightlines and more sun for a yard or garden. Walkout and egress lots are available for buyers who want a finished lower level with real windows and a walk-out patio, not just a basement.
The neighborhood also includes the Villas of Scenic Oaks West, a maintenance-free option built for buyers who want single-level living without giving up quality finishes or a real neighborhood feel.
Might suit: Buyers who want a short drive into downtown Rochester, including easy access to Mayo Clinic, along with west-side shopping and dining, without giving up a wooded, quiet setting. The villa option is also worth a look for downsizers or empty nesters who want single-level, maintenance-free living, and the location next to Willow Creek is a natural draw for golfers.
Preserve of Mayowood
Location: Southwest Rochester
Lot types: Wooded, private lots along serpentine roads with multiple ponds
Home types: High-end custom single-family homes, with slab-on-grade one-level living plans and options to add a second floor
Setting: Southwest Rochester’s only private, gated community, spanning 88 acres with about 129 homes planned
The Preserve of Mayowood is built for a different buyer than most new construction in Rochester. This is a gated, low-density community designed around privacy and landscape, with curving roads, wooded lots, and several ponds worked into the site plan rather than around it. It also connects to about four miles of interconnected walking trails, so the feel is closer to a private retreat than a typical subdivision. The name nods to the area’s Mayo family history, and RyMark notes that Mayo Clinic itself is just minutes away, along with nearby shopping, restaurants, and golf courses.
Homes here lean toward the luxury end of new construction: think open-concept great rooms with floor-to-ceiling windows, high-end primary suite retreats, and details like butler’s pantries that support a more elevated way of living and entertaining. Pricing starts in the $1M’s. Buyers who choose the Preserve of Mayowood are generally focused on privacy, tree cover, and luxury.
Might suit: Buyers who want a wooded, private homesite inside a gated community rather than a standard platted lot, and who are prioritizing exclusivity, exquisite quality and design details, and easy living.
Millie Meadow Estates
Location: Southwest Rochester, off 40th Street SW / County Road 117
Lot types: Walkout, daylight, and flat lots, ranging from fully wooded to open countryside
Utilities: Shared wells with private septic per lot (not city water/sewer)
Home types: Single-family estate homes, outbuildings allowed with Architectural Review Committee approval
Millie Meadow Estates trades some of the city convenience of Scenic Oaks West for a more rural, country-living feel. Roads curve through manicured entrances and farmland views, and because homes here run on shared wells and private septic rather than city utilities, lots tend to accommodate a more spread-out, estate-style layout. Outbuildings (think detached garages, shops, or barns) are allowed with architectural review approval, which is a meaningful differentiator for buyers who want space for hobbies, equipment, or horses.
Because lot options here span from wooded to open, buyers can choose the same range of privacy versus views that Scenic Oaks West offers, but on a larger, more rural canvas farther from the center of town.
Might suit: Buyers who want acreage-style living, room for outbuildings, and a genuine country setting, without needing to leave southwest Rochester entirely. Good match for buyers moving up from an in-town lot who want more land and fewer neighbors.
Lilly Farm
Location: Southwest Rochester, off Weatherhill Rd SW, between the Boulder Creek and Weatherhill neighborhoods
Lot types: Estate lots with a mix of wooded and open settings
Home types: Custom single-family homes
Lilly Farm is marketed around its estate lots. Lots here are positioned to take advantage of countryside views while still offering the option of wooded privacy, giving buyers room to design a custom home rather than fitting it onto a tight, standard-size lot.
Best fit for: Custom home buyers who want more land to work with and are comparing options against Millie Meadow Estates or Preserve of Mayowood before settling on a lot.
